The benefits of including Construction, Design and Management (CDM) as part of the integrated overall management and delivery of the Central Community Centre project are many, below are a few of those benefits to note:
It ensures the whole team has an awareness of potential risk issues;
Aids identification of risk ownership;
Highlights areas of focus;
Facilitates a collaborative design risk management culture;
Aids team development and cooperation;
It puts the client end user and their ongoing management of the finished structure firmly on the agenda;
With CDM the whole project delivery team is concentrating on three areas of the new building’s lifespan, which are the Construction phase, maintenance and cleaning, and operational use. Of particular importance and currently being managed are:
Hazards introduced by the design;
Existing on site hazards;
Inherent construction related hazards.
The intention is to make the Central Community Centre an exemplar stand out project and finished structure in terms of health and safety risk management. The whole community can then enjoy using the building which is safe to run, safe to use, and safe to maintain.
